Q & A WITH BRAD GEISEN, FOUNDER/PRESIDENT AND CEO OF FORECLOSURE.COM

ListHub: Is Foreclosure.com JUST for foreclosure listings?

Foreclosure.com: Foreclosure.com is much more than just the most accurate and comprehensive distressed real estate listing database in the nation. We just added "rent to own" listings, which complement our other listing types such as preforeclosures, short sales, Sheriff sales, bankruptcies and auction properties, among others. We have a home/investment property for everyone, whether it is a foreclosure or any other fantastic deal featured on our Web site.

ListHub: Tell us about your company and its culture. What is it like at the Foreclosure.com offices?

Foreclosure.com: We offer a business casual work environment that is certainly more relaxed compared to other settings … especially if arcade games in the breakroom are any indication! We recently finished construction on a new state-of-the-art facility in Boca Raton, Fla., to accommodate our growing staff and advances in technology. We designed the office space to promote a collaborative and open workspace, which our employees have truly embraced. At the end of the day, we realize our employees spend a great deal of their time each week doing what they do to make our company the best it can possibly be. So it is important we make them as comfortable as possible at every turn. Perhaps that's the reason we were voted "One Of The Best Places To Work In South Florida" by the South Florida Business Journal.

ListHub: What is unique or different about the typical visitor to Foreclosure.com that makes them different from consumers who visit other Web sites for real estate information?

Foreclosure.com: Buyers and investors come to our Web site to find the best real estate deals. It is that simple. There is a general perception -- right or wrong -- that foreclosed homes offer tremendous value. And it is true, more often than not -- we see properties for sale for as much as 50 percent or more less than market value. So our Web site visitors are not just looking to buy homes, but are smart enough to try and buy them at discounted prices. That makes them qualified leads and not just "tire kickers" who are just randomly searching the web. It is one of the many reasons our Community Expert and Broker Network programs have been so incredibly successful for the real estate professionals who are currently enrolled. The bottom line is that distressed real estate is king now among investors/buyers and our agents are closing deals hand over fist as a result.

ListHub: You have a unique view of consumer activity in the online marketplace. What recent trends have you noticed in consumer behavior that would be of interest to brokers and agents?

Foreclosure.com: Distressed real estate accounts for a significant percentage of transactions today. And the trained, savvy and forward-thinking agents who were smart enough to pick up on the trend are thriving rather than just surviving right now. Agents would greatly benefit by getting certified through The Agent University, generating leads through one of our many successful marketing programs and closing short sale and REO deals, as soon as tomorrow. Just check out our Certified Short Sale Agent (CSSA) and Certified Foreclosure Agent training programs, which are also available as continuing education credits in many states. We provide education and certification online and in-person so there is really no excuse to not take advantage of the many career-building opportunities that we offer.

ListHub: Are there any cool tools for brokers and agents that could help them make the most of the value provided by your company?

Foreclosure.com: As I mentioned, there is the Community Expert and Broker network programs. This is essentially around-the-clock, localized marketing to a growing pool of more than 6 million qualified buyers throughout the nation each month! The best part is we offer many of these powerful services for free or for less than the cost of just one open house ad. Marketing is a numbers game and as with any numbers game economies of scale yield great results. The agent-facing Foreclosure.com marketing programs clearly achieve a reach that no single agent would be able to achieve without significant expense.

ListHub: Are there any new things coming from Foreclosure.com that you would like our readers to know about?

Foreclosure.com: We are always looking to innovate and get on the front lines of an ever-changing market. We have forged strong ties with major lenders and servicers over the years, which has really opened up the business-to-business side of things for the benefit of our visitors. We have a lot of cool things going on behind the scenes, but at the same time you can expect to see us rolling out a lot of helpful new features that makes finding the right homes at the right prices even easier. Don't blink!
